Project Description:
Prado Norte is a mixed use development focused on urban recycling. The existing property has a great location in Prado Norte Street a radiant street full of local groceries, coffee shops, a local market, boutiques and restaurants . The building however was in great deterioration with some kind of commercial tenants facing the street but with a lot of wasted space on the upper levels giving a derelict appearance. The zoning code allowed to add three more levels so we decided to give a new life to the building by reinforcing the structure and adding new load bearing elements to add the extra levels. We proposed a mixed use program with retail and restaurants at the street level, offices on the frontal building facing the street and in the back different types of apartments from studios up to two bedrooms to attract the young professionals that are looking to live in the area. By adding the three extra levels, the building itself was blocking sunlight and views to the interior courtyard, so we decided to create cascading terraces in the frontal building for the office tenants to enjoy the outdoors space without need to go to the street level to eat or have a smoke. This effect allowed sunlight into the interior plaza and views form the apartments to the street and plaza.
